Why Palm Coast

A City Unlike Anywhere
Else in Florida.

Palm Coast isn't a retirement town, a tourist trap, or a generic Florida suburb. It's a destination — one that people from across the country are discovering for the first time and choosing to call home. With direct access to the Atlantic, the Intracoastal Waterway, state forests, and some of the best golf communities in the Southeast, it offers a quality of life that's genuinely hard to find at this price point.

And the region is growing — fast. Major infrastructure investments, a new innovation district, retail expansion, and over $500 million in active economic development projects are reshaping what Palm Coast looks like for the next decade. Getting in now means getting ahead of it.

Common questions

Everything You Want to Know About Palm Coast.

No fluff, no runaround — just straight answers to the questions we hear most.

Palm Coast is divided into lettered sections — A, B, C, F, P, W, and more — each with its own subdivision name, street naming convention, and character. For example, the W Section is known as Pine Lakes, where every street starts with the letter W. It can be confusing at first, but once you understand the system, it makes navigating the city much easier. We can walk you through every section and what makes each one distinct.

It depends entirely on what you're looking for. Grand Haven is a master-planned golf community with resort-style amenities. Hammock Dunes and Ocean Hammock are private, oceanfront gated communities on the barrier island. Palm Coast Plantation and Veranda Bay offer Intracoastal and lakefront living. The lettered sections offer more affordable options with standard-sized residential lots and established neighborhoods. There’s no single best — there’s the right fit for you.

Significantly. Over $500 million in active development projects are currently underway — including Project Magellan, the Promenade at Town Center, a new medical complex, major road improvements, and retail expansion across the city. New communities like Veranda Bay continue to open, and the population is growing faster than most comparable Florida markets.

Compared to most of Florida’s coastal markets, Palm Coast is still relatively affordable—particularly for the amount of space and access to nature and water you get. Florida has no state income tax, and the Homestead Exemption offers meaningful property tax savings for primary residents. Water, sewage, and garbage costs can be higher than in some neighboring areas, so it’s something buyers should factor into their budget. Insurance costs also require attention, especially when it comes to flood zones, wind mitigation, and 4-point inspections, and agents help buyers navigate those details throughout the process.

Palm Coast offers a relaxed coastal lifestyle with access to beaches, golf communities, parks, nature trails, and waterfront living. The area includes a mix of neighborhoods, from gated communities and golf course homes to more affordable residential sections, making it a strong fit for a wide range of buyers depending on their lifestyle goals, budget, and preferred amenities.

Palm Coast sits about 30 minutes north of Daytona Beach and 30 minutes south of St. Augustine, placing it right between two of the area’s most popular coastal destinations. Jacksonville is about an hour north, and Orlando is roughly 90 minutes southwest. You get the quiet of a smaller city with easy access to everything around it.

Single-family homes ranging from affordable resale properties to luxury waterfront estates, new construction across multiple active communities, condos near the beach, vacant land, and investment properties. The range is wide — which is part of what makes the market attractive for buyers at different stages and price points.
