You don't legally need one — but you should have one. The builder's sales rep works for the builder. Having your own agent costs you nothing and gives you independent advocacy on contract terms, upgrades, pricing, and builder incentives.

It varies by builder and market conditions, but common incentives include closing cost assistance, interest rate buy-downs, free upgrades, and lot premiums waived. We know which builders are offering what right now and how to negotiate for the best package.

A spec home is already under construction or complete — you buy what's been built, often with limited customization. A to-be-built home starts from a floor plan you select, with more flexibility on finishes and options. Custom builds offer the most control but the longest timeline.

Spec homes can close in 30 to 60 days. To-be-built homes typically take 6 to 12 months depending on the builder, the floor plan, and supply chain conditions. We'll give you a realistic timeline upfront so there are no surprises.

Even brand-new homes need independent inspections. We recommend a third-party inspector at framing stage and again before closing — separate from the builder's own quality checks. New doesn't always mean perfect.
